Buyers Home Inspection

Premier Inspection Services performs professional home inspections and follows the American Society of Home Inspectors (ASHI) “STANDARD OF PRACTICE” The inspector will perform a complete and through inspection utilizing the most advanced inspecting equipment. The inspection will take approximately2- 3 hours. Our thorough home inspection reports will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.

Sellers Pre-Listing Home Inspection

A Pre-Listing Inspection is conducted prior to a homeowner placing their home on the market. This inspection is performed in the same manner as a buyer’s home inspection and will provide the homeowner with a better understanding of the conditions which may be discovered by a prospective buyer’s inspector, and provides an opportunity to make repairs and improvements that will help the sale go smoothly and maximize their selling price.

Periodic Home Inspection

A Periodic Inspection is designed for the homeowner that wants a home check-up. We will perform this inspection in the same manner as our regular home inspection so as to alert the homeowner of the true condition of their home. This inspection is very successful in detecting small problems before they become major expenses.

One-Year Builder’s Warranty Inspection

The sale of a new construction typically includes a one year warranty in which the builder will correct any problems encountered within the first year of ownership. It is wise to have an inspection conducted shortly before the one-year warranty expires, usually in the 10th or 11th month, so you will know what to have the builder correct. Don’t get stuck with those home maintenance bills later! Have your home inspected before the warranty runs out.

Radon Gas Testing

Radon Gas is a naturally occurring radioactive gas and according to the EPA,
Radon is the #1 leading cause of lung cancer among non – smokers.

The Environmental Protection Agency (EPA) recommends Radon testing if you are buying or selling a new or older home. Radon is a deadly radioactive gas emitted from decaying Uranium deep within the earth and enters a house through small cracks and openings. Premier Inspection Services conducts a short-term (minimum 48 hours) test for the typical real estate transaction. We prefer to place the testing equipment prior to the home inspection and pick it up at the inspection. Results of the radon test are ready shortly thereafter. Radon testing takes a minimum of 48 hours with 12 hours of closed house conditions prior to testing.

Termite / WDI (Wood Destroying Insect) Inspection

When including a termite inspection with your services, Premier Inspection Services will perform a thorough inspection of all wood-destroying insects also known as WDI’s. This includes pests such as termites, carpenter bees, carpenter ants, and powder post beetles. If an infestation is detected or suspected, We will then recommend treatment by a qualified pest control specialist. Premier Inspection Services is licensed by the State of Missouri and Kansas Department of Agriculture. We do not perform treatments and therefore have no vested interest in recommending treatments. You can be assured of unbiased and fair reporting.

Mold Inspection

The mold inspection is separate from the home inspection and a certified mold inspector performs this type of inspection. The mold inspector will check the entire house from the basement to the attic strictly looking for mold then they will bring through Mason the mold detection dog and walk him through every room in the house. You’ll get a written report that list all the findings and if there is professional treatment required they will also give you a bid for that so that you can negotiate with the seller. That’s the real advantage, if you find something now the seller will have to deal with it no matter who they sell the house to. If you uncover something later you are on your own.

Mold is excluded from professional home inspections. Of course if the home inspector saw something that may be mold growth they will mention it but even then we will recommend that you have a professional mold assessor come out. You have to specifically ask for this inspection which we highly recommend when purchasing a home due to the expense that can occur if remediation work were to be needed.

Sewer Camera Scope Inspection

The sewer scope inspection is important especially in older homes. The camera can identify conditions such as cracked or broken piping, tree roots, collapsed drain lines & evidence of prior sewer backups from the city sewer system. The inspector will use a camera to enter the main sewer line from an access point such as a clean out cap typically within the home or in the yard near the home.

Underground sewer lines are excluded from professional home inspections due to the lack of visibility. You have to specifically ask for this inspection which we highly recommend when purchasing a home of any age due to the expense that can occur if repair or replacement is needed.
